This is the KKS Draft Contract.
Please give your Views and Opinions of whether it can be acceptable or not to the BBRA Committee.

RE:BASIC CONTRACT BETWEEN MAIN COMMITTEE OF BBRA AND KKS.
1. Contract for Security Services from Kawalan Keselamatan Sentral(M)Sdn.Bhd to residents of Bandar Botanic Phase 1,2,3,4,5 and 6 to borne by the individual respective residents or the Main Committee of B.B.R.A.(to be finalised with BBRA).
2. Duration of contract of services should be in a minimum of a 5 years term.
3) Duties and Responsibilites are as follows:
Duties:
i) To check all vehicles at guard post without stickers(in/out). We suggest the BBRA to construct a waiting bay at both ways of each guard port.
ii) Petrolling every 1/2 an hour with clocking book placed at every elected rep's house e.g. Cassia Sub - Committee.
iii) Quick response to Emergency calls (less than 5 minutes).
iv) Quick response to alarm call's and to check all entry points to premises and to call the customer to inform about the situation. (Customer must provide us with their reachable contact numbers).
v) We do provide transportation to the nearest hospital in case of emergency.
vi) Security Service are only for residents who subscribe to KKS and we do not provide services for amenities around Bandar Botanic.
Responsibilities:
i) The Securitty Guard or the Petrolling Officer do not have the authority to enter the residents house without the permission or presence of the residents in case of emergency.
ii) The Security Guard or Petrolling Officer do not have the authority to stop visitors from entering the neighborhood after necessary particulars are taken down e.g.name i.c. number and contact number.
iii) The Security Guard or Petrolling Officer would now allow any vendors, phamphlet guys, old news papers etc into the neighborhood other than the allocated time frame.
iv) We look forward to increase the number of guards from 34 and 2 Supervisors at the moment serving 1,250 to 50 guars and 3 supervisors if we could achieve a margin of 2,500 residents subscribing to our security services.(With an Ambulance on standby).
Liability & Professional Indemnity Policy
i) Insurance on theft could be purchased upon a service contract from Kawalan Keselamatan Sentral(M)Sdn.Bhd. Choice of companies depends on the resident. We provide Hong Leong Assurance and Takio Marine Assurance.
ii) Terms of claims from the Insurance Companies has got nothing to do with Kawalan keselamatan Sentral(M)Sdn.Bhd.

Be serious! What contract is this?
Don't tell me KKS needed 2 months to come up with such a ridiculous draft contract. I doubt the incoming committee can digest such a simplistic contract. They must think we residents in Bandar Botanic are fools. It is insulting!

With due respect, how can KKS gave such casual consideration to the security contract?
BBRA has a new committee lead by newly elected President, Nor Halim who was one of those involved in the initial security discussions with KKS under Suresh. I believe security matter will be one of the urgent matters pursue by Nor Halim.

This is a real tough one to take on and from the response at this morning's walk, I doubt you will get the support required. Honestly, I saw a few solid supporters but the rest are say say only and will not walk the talk. I advise that BBRA gauge the level of support from the residents first before making any final decision. Whatever decision should come from BBRA only and your function should be one of recommending options for BBRA to decide.
